Regulations - of Apartment Rental

TERMS AND CONDITIONS OF APARTMENT RENTAL
1. The “WYSPA UZNAM” company with the registered office in Świnoujście at ul. Moniuszki 5 operating under the agreement with the Owner of the premises, hereinafter referred to as the apartment, carries out services including all year maintenance and the organisation of short-term renting services of these apartments for Guests/Clients.

The “WYSPA UZNAM” company acts as a lessor for Clients/Guests and in its own name, provides marketing, advertising and information services  as well as cleaning and maintenance of the rented premises.

 

INFORMATION FOR A CLIENT/GUEST  
CLIENT/GUEST – a person making a reservation - subsequently a customer of “WYSPA UZNAM”

 

In order to provide this service, it is obligatory for Clients/Guests to familiarize themselves with the following information and to accept it.

1. TERMS AND CONDITIONS OF RESERVATION

The up-to-date offer with available apartments can be accessed on www.swinoujscie-apartamenty.com

Once familiarized with the offer, a Client/Guest is allowed to negotiate dates and prices of services over the phone, by mail or e-mail. At this moment, the preliminary reservation of an apartment takes place.

Within the next 48 hours Client/Guest will receive an order form by mail or e-mail. As of that moment, the Client/Guest is obliged to complete the form and to pay an advance payment in the amount of 30% of the total cost of stay to the provided bank account within 2 days (unless stated otherwise). The above mentioned amount shall be taken on account of the deposit for the rental service. A copy of the complete form along with the copy of the payment confirmation shall be sent to the WU office.

On the day of the reception of the aforementioned documents, the Customer/Guest shall confirm the final reservation.

A delay in the agreed deadline for the advance payment may result in the cancelation of the preliminary reservation. However, if the reservation has been cancelled and Client/Guest made the payment after the deadline they shall be notified, and the advance payment reduced by the operation costs in the amount of PLN 60 shall be refunded.

For a Guest/Customer, the order form along with the pre-payment is the confirmation of the agreement conclusion.

The remaining amount due for the stay shall be paid by bank transfer or by cash at the office on the day of the arrival at the latest. Reservations that have been made can be rescheduled depending on current conditions. If the reservation cannot be amended it shall remain in effect. Prices provided for every apartment are their rental prices for 24 hours stay in throughout the year (EXCLUDING SUMMERTIME : JULY, AUGUST), irrespective of the number of people staying, which obviously cannot exceed a maximum allowed number provided for every apartment.

 
 
 

2. CANCELLATION OF RESERVATION

In the case of cancellation up to 30 days before the date of arrival the Guest shall cover the operation costs in the amount of PLN 150.

In the case of cancellation up to 14 days before the date of arrival the Guest shall incur the cost of the paid prepayment

In the case of the cancellation up to 14 days before the agreed date of arrival the Guest shall incur the cost in the amount of 60% of the order value.

In the case of cancellation on the day of arrival or in case the Guest fails to cancel the reservation, they shall pay the total amount for the stay in the reserved period.

To avoid cancellation fees, the Guest shall appoint a new Customer for the same period and the same apartment. In this case, the prepayment shall be refunded to the Guest.
 

3. CONSTITUENT PRICES

The prices provided in the description of apartments are the gross prices including:

24 hours stay of the maximum allowed number of people

the cost of utilities used by Guests (energy, water, gas, heating) provided that it is not manifestly excessive

change of bedding for every Guest

the cost of final cleaning (in case of longer stay - once a week additionally)

the cost of reservation

(the price does not include a local health resort tax which shall be paid on the date of arrival)

 

5. ARRIVAL AND DEPARTURE OF GUESTS, DEPOSIT

The Lessor is obliged to provide the Client with optimal and unimpeded conditions of their stay in the apartment. Quiet hours at the apartments are from 10pm to 6am. In the case of the Client manifestly disrupting neighbours' peace and/or damaging their goods and disobeying commonly applied norms of human coexistence, the Lessor reserves the right to terminate the agreement with the Client and is not obliged to refund the cost of the unused period of stay.

The Customer is obliged to obey the rules of good neighbourhood and keep the apartment in order. The client is obliged to notify the Lessor of any and all damage caused by themselves during the stay. The equivalent of the damage shall be paid by the Client.

The arrival of the Customer can take place after 3pm on the first day of their stay, and the departure on the last day of their stay until 10am.  

Depending on current conditions and after prior agreement with W.U. it may be possible to arrange earlier arrival.

Upon the completion of all payments the Customer shall be entitled to collect the apartment keys.

The collection of the Client’s apartment keys by the Lessor always takes place on the last day of their stay.

In case Customer loses their apartment keys, they will be charged with the payment of PLN150.  
W.U. shall charge the Guest with the deposit in the amount provided in the description of the apartment or established otherwise. The deposit shall be charged on the first day and refunded on the last day provided that the apartment has been accepted without reservations.

 

6. RULES APPLICABLE TO THE STAY OF GUESTS

Every apartment description is provided with recommendations among others: maximum number of customers that can stay in the apartment, acceptability of having pets and smoking. Every Guest is obliged to follow the aforementioned recommendations, respect the Lessor's property and to follow the commonly agreed rules of public order.  

The guest is obliged to ensure that the apartment is safe i.e. by locking the entrance door and windows before leaving at any time and by taking appropriate care of the keys without the access of third parties.

In the case of the Customer causing damage or losing part of the apartment’s equipment, W.U. is obliged to demand the settlement of damages.

Premature departure that has not been agreed with the Lessor without the handover of the apartment may result in claims on behalf of W.U.

The Guests shall be the only persons staying in the apartment during the stay. In consequence, in a normal mode a W.U. agents shall only arrive upon being summoned by the Guest and in their presence (including cleaning, and change of bedding during the stay).

The Guest has the right to notify W.U. representatives of any issues concerning the stay including possible damage, failures in person at the company’s office or by phone on the number provided on the day of arrival.

 

7. CONFIDENTIALITY OF CUSTOMER’S/GUEST’S PERSONAL DETAILS

Guest’s/Customer’s details shall be adequately secured and used exclusively for the purpose of the provision of the service.
